The “Hero“ business centre attracts tenants who embrace sustainable values

The “Hero” business centre, rising rapidly in Vilnius’ central business district, is set to open its doors in autumn next year. The Class A office building has been planned from the outset as a special project with a focus on sustainability, environmental protection, well-being and health. “Hero” has ambitious plans to become the first business centre in the Baltic States to be awarded the “WELL Gold” certification for world-class healthy buildings. The "Healthy Community" concept will also attract tenants to the new centre, whose values are in line with those of the project developers.

With the completion of both 14 and 15-storey towers of the new “Hero” Business Centre, a wreath has been placed on the towers to symbolise an important stage in the construction process and the achievement of the planned height. "The tenants in “Hero” will work in an environment that has been thought out down to the last detail: the buildings will be full of green spaces, clean air, plenty of daylight, smart and unexpected solutions for well-being and environmental friendliness.

"Gintarė Žemaitė, Head of Commercial Property Development at “Realco”, emphasises that the future tenants of the business centre will not only get the best working conditions, but also additional money.

The key strengths of “Hero” business centre are its environmentally friendly development, efficient use of resources and its focus on the people who will work here. In addition to state-of-the-art engineering systems and carefully considered architectural and design elements, the business centre will also feature a number of smart solutions that will ensure a high-quality working environment, rational use of resources, and comfortable working conditions," says G. Žemaitė.

The first tenants have recognized the advantages

Among the first tenants of the "Hero" business centre are one of Vilnius’ fastest-growing dermatology clinics, “Sapiegos Klinika”, the daily lunch restaurant “NooN” and the early education school “Eureka”.

Kristina Budnikienė, the head of “Sapiegos Klinika”, which will be located on the ground floor of the new “Hero” Centre, emphasizes that the business centre perfectly aligns with the clinic’s mission to provide top-quality services in a modern and convenient environment.

"For our third clinic in Vilnius, we chose the 'Hero' Business Centre. Its concept reflects our modern approach to health and aesthetics. It’s a place that not only emphasizes quality but also creates an exceptional environment for both clients and employees," says K. Budnikienė.

She adds that the new location will offer comprehensive services, from medical consultations to advanced dermatological solutions. The clinic will also feature an innovative three-dimensional full-body scanning system, enabling precise melanoma risk identification. This will be the first device of its kind in Lithuania.

Positive about the location

Donatas Vaitasius, whose company “Inovatyvūs restoranai” will open the restaurant “NooN” in the new business centre, highlights the excellent location of the new business centre as one of the biggest advantages.

"There is a wide choice of business locations for rent in Vilnius, so we try to choose only the best ones. As soon as we heard about “Hero”, we immediately told ourselves that we simply had to be there. The ambition, leadership and uniqueness of the business centre developers, as well as the aesthetics of the centre itself and its being part of the modern city, made the decision to locate here easier," says D. Vaitasius.

Povilas Mačiulis, one of the founders of “Eureka” bilingual early childhood education school, emphasises the ergonomics of the building and the attention to the needs of the clients. He says it is not easy to find suitable premises for early childhood education in Vilnius.

"First of all, it requires an enclosed and child-friendly yard. "The “Hero” Centre has provided us with a spacious terrace that can be accessed directly from the school premises. Not only is this outdoor space away from traffic, but it is also oriented towards the municipality's nearby “Drakono pieva” play area, where our school children will also spend part of the day," says P. Mačiulis.

"When it comes to raising the younger generation, attention to a healthy lifestyle, spacious, comfortable and green indoor and outdoor areas of the business centre are certainly not the last thing on the agenda. In the new business centre, we have found all this and more - “Hero” is like a city within a city, where the developers invest in the well-being of the people who will work here and strive to provide them with exceptional infrastructure and services," says P. Mačiulis.

Trends encourage a focus on well-being

G. Žemaitė says that the new concept of "health society" is the result of trends that are becoming more and more prevalent in society, and that Lithuania is no stranger to them.

"People are paying more and more attention to themselves and to the environment in which they live and work. Green and sustainability ideas and concern about climate change are gradually becoming part of everyday life, rather than a casual concern. As a result of these developments, the “Hero” concept was born as if of its own accord: cutting-edge and innovative solutions ranging from environmental protection and sustainable growth to attention to the health and well-being of every individual. It is very pleasing that our approach and values are completely aligned with tenants", emphasises G. Žemaitė.

With the project work moving forward rapidly, the new business centre is scheduled to open in autumn 2025. It offers 31.6 thousand sqm of leasable area and up to 4 thousand sqm of space on one floor. There will also be 430 underground parking spaces. "Hero” environment and sustainable lifecycle will be ensured in accordance with the world-class “WELL Gold” healthy buildings and “Breeam Excellent” sustainability certification standards.
