The crowning glory now sits atop the “Hero” business centre, located in Vilnius' central business district—both the 14- and 15-story towers have been completed. Interior finishing works are currently being started in the building. The tenant community is also taking shape, with a lease agreement signed with “SIRIN Development” for 900 square meters of leasable space.

Overlapping Values

Congratulating the new tenants, Gintarė Žemaitė, Head of Commercial Real Estate Development at “Realco”, acknowledged that it is particularly gratifying that such a solid and competent market player - the largest logistics real estate developer in the Baltic States - has recognized and chosen the “Hero” business centre.

"The company's focus on modernity, energy efficiency, sustainable solutions, and the workplace well-being of its employees is fully aligned with our values, which are embodied in the business centre we are developing. The 'Hero' working environment and sustainable building lifecycle are designed in accordance with the world-class 'BREEAM Excellent' and 'WELL Gold' certification standards," says G. Žemaitė.

According to Laurynas Kuzavas, CEO of "SIRIN Development," the company is expanding not only its business volume but also its workforce. The company's staff has grown by 13% over the past year and by as much as 40% compared to 2022.

"As a successful, growth-oriented organisation, we want to reward our employees for their performance and loyalty by providing a modern workplace that meets sustainability standards. Just as we care about the comfort of our customers' employees in the logistics parks, we develop, we also want to create a modern and sustainable working environment for our own team," says L. Kuzavas.

"SIRIN Development" sought an office for its rapidly growing team that was not only strategically located in the heart of the capital but also reflected the company's values.

"We aim to lead the way, so we were looking for a unique project that would reflect our ambitions. The 'Hero' Business Centre fits our vision, combining modern workspaces that foster productivity, easy access to essential services, and sustainable building features. We believe this choice will provide an inspiring working atmosphere, encourage our team to achieve even greater goals, and contribute to the company's success in developing future logistics projects," says L. Kuzavas.

Focus on sustainability

The CEO of “SIRIN Development” highlights that in today's world, a focus on sustainability not only adds value to companies and their customers but also reduces costs and provides a competitive advantage.

"In the logistics parks we manage, we strive to create a comfortable and modern working environment while reducing pollution and carbon emissions, promoting the use of renewable energy sources, and ensuring energy efficiency. In our daily work, we not only adapt to today's needs but also implement solutions that will remain relevant in the future," says L. Kuzavas.

G. Žemaitė emphasises that the construction of the new business centre prioritises the overall sustainability of the project.

"Environmentally friendly development, efficient use of resources, and an exceptional focus on the people who will work here are key criteria for 'Hero.' We believe that well-being and wellness lead to productivity, so we are introducing numerous smart, progressive, and even unique and unexpected solutions in the business centre. The building will feature state-of-the-art engineering systems, carefully considered architectural and design elements, and a wide range of relevant services and amenities—all of which will ensure a high-quality working environment, efficient use of resources, and comfortable working conditions," says G. Žemaitė.

The “Hero” Centre to Open in Autumn 2025

The construction of the 31,500-square-meter business centre is set to be completed in autumn 2025. Potential tenants will have a variety of options, ranging from small, fully furnished offices to spaces as large as 4,000 square meters.
