REALCO ARRIVES IN BALTUPIAI: DESIGN PROPOSAL APPROVED FOR RESIDENTIAL BLOCK ON DIDLAUKIO ST. BACK TO NEWS LIST

The real estate developer Realco plans to build a residential block, dubbed Baltupis, on the capital’s Didlaukio Street. Now that the design proposal has been approved by the Vilnius City Municipality after a successful presentation of the project to the public, the real estate developer is preparing to apply for a building permit. Realco hopes to secure the permit in the second quarter of 2023.

‘We really believe in this project because it is a residential block based on a truly unique concept that will rise up in a part of the city that holds a lot of promise – the district of Baltupiai. Among the project’s main advantages are the fact that it is being designed by three teams of architects, which have proposed different solutions, each with its own identity. This will allow us to create a development of an entirely different quality – a place where residents with very different needs can find a home,’ says Realco CEO Julius Dovidonis.

The design of the block, which is arranged across two building plots with a joint area of 1.67 ha., is in the hands of three architectural firms: Unitectus, SP Architektų Grupė and Trys A. M. They have proposed an urban composition of individual architectural volumes, in which separate blocks with closed courtyards and a network of private and public spaces are formed amid small-scale[A1]  buildings.

Potential residents will be able to choose from a great variety of homes: penthouses, high-ceilinged lofts, townhouses with private gardens and apartments with terraces. With buildings ranging 1–5 storeys in height, the residential block will offer buyers 366 homes of different types, 21 commercial spaces, parking spaces for 285 cars, bicycle storage spaces and storerooms.

‘With this project, we want to create a new vision for Vilnius, one that encompasses a bit of the hustle and bustle of block life, the lively life of the city, and the privacy of an individual home. The architecture will satisfy the aesthetic needs of every resident, helping reveal their individuality and, at the same time, creating a community-friendly environment by encouraging socialisation both outside and inside. Today’s buyer is not just looking for a quality home, they want a cosy environment where they can meet with their neighbours, family members or guests,’ elaborates the CEO.

The unifying architectural element of the entire block is its brickwork cladding, characteristic of many buildings in Baltupiai. This creates a sense of continuity and helps the complex blend seamlessly into the surrounding environment. The quarters of the residential block will be linked by its public spaces, a consistent landscaping style and elements of street architecture.

The Baltupis block is oriented at more than just its future residents – it offers many spaces to the general public, including recreational meeting spaces, pedestrian avenues and public spaces with the aim of becoming a point of attraction for the entire district.

‘Between the plots of land on which we are developing the residential blocks, there lies a tract of government land. By preparing a design proposal on our own initiative, we plan to clean this space up and adapt it for public needs and pedestrian traffic. We also plan to designate a share of the spaces on the first floors of the buildings for universal purposes so that they can be used by various providers of everyday services. This solution will not only help locals satisfy needs for certain services close to their own homes, but it will also attract flows of visitors from other parts of the district, adding a different dynamic to the block,’ says Dovidonis.
