The first lease agreements have been signed in the under-construction Hero business center, located in Vilnius' central business district (CBD). The lunch restaurant NooN and the early childhood education school Eureka will together occupy approximately 1,000 square meters of the building.
"The business center is undergoing intensive work. Both 14 and 15-storey towers are almost complete, with facades, parking lots, and internal engineering networks being installed. We observe that as the building rises, and its contour and scale become more defined, the number of inquiries from potential tenants increases. We are pleased to announce today that the first lease agreements have been signed," - comments Realco CEO Julius Dovidonis.
The Hero business center will be distinguished not only by its sustainability solutions, but also by its special attention to human well-being and comfort. The developers aim to create a working environment where working people can not only do their job efficiently, but also live healthier lives, comfortably meeting their daily needs.
"I am confident that our first tenants – the new-format lunch restaurant Noon and the bilingual school 'Eureka' – represent a successful first stage in shaping the future service offering. I believe they will effectively meet the needs of the people working here," says Gintarė Žemaitė, Head of commercial property development at Realco.
The Hero advantages immediately caught the eye of Donatas Vaitasis, the head of the NooN restaurant, who will be using artificial intelligence technologies and self-service and will have an exclusively broad menu focused on both vegetarian and vegan dishes for daily lunches.
"The choice of rental business locations in Vilnius is quite large, so we try to choose only the best ones to be as close as possible to our clients. As soon as we heard about Hero business center, we immediately told ourselves that we simply had to be there. Probably the most impressive thing was the fact that a business center of such an impressive size would be located in such a relatively small area. The developer's ambition, leadership, uniqueness, and the aesthetics of the center itself, as well as the fact that it is part of a modern city, made the decision to settle down here easier," says D. Vaitasius, Managing director of UAB Inovatyvūs restoranai.
The Hero center will also be the new home to the new unit of Eureka, a bilingual early childhood education school established six years ago for children aged between one and a half and six years old. Povilas Mačiulis, one of the school's co-founders, says it is not easy to find premises for early childhood education in Vilnius, as it requires an enclosed and child-friendly yard.
"There are very few facilities in the capital that can offer us a suitable outdoor space next to the indoor space. At the Hero center, we will have a spacious terrace for the school, with direct access from every classroom. Another advantage is that this outdoor space is away from traffic and is oriented towards the municipality's nearby "Dragon's Meadow" play area, where the Eureka children will also spend part of the day," says the Head of school, Povilas Mačiulis, about the advantages of the new location.
According to Povilas Mačiulis, the decision to locate in the Hero business center was also influenced by one aspect that is very important for the school - Hero focus on a healthy lifestyle and the spacious, comfortable, and green indoor and outdoor spaces of the business center.
"We have tried the integration of an early childhood education school in a large business center before and we have found that this model works – you just need to make the building fit the needs of the children. The Hero center meets all our requirements. It is like a city within a city, where the developers are committed to investing in the well-being of the people who will work here and to providing them with exceptional infrastructure and services. It is the perfect place for a modern education for young children," says Povilas Mačiulis.
The Hero premium business center offers a total of 31.5 thousand sq. meters of leasable space. The business complex will have a 430-space parking lot. Up to now, €45.5 million has already been invested in the project. Realco will invest a total of €112 million euros in the business center. Approximately 60% or up to €67 million in funds are planned to be borrowed from the market. The business center is scheduled to open in September 2025.
The Hero business center will be very environmentally friendly and promote a healthy lifestyle. The working environment and the sustainable lifecycle of the building have been developed in accordance with the world-class "BREEAM Excellent" and "WELL Gold" standards. The latter, which has not yet been implemented in the Baltic States, and Hero is expected to become the first holder of this certificate.
