The Revival of Markučiai Gains Momentum as New Realco’s Project Prie Vilnelės is launched

One of the largest real estate developers in Lithuania, Realco, is launching the sales of new apartments in the residential complex Prie Vilnelės being developed in Markučiai. The project represents an investment totalling €15.5 million and offers more than 200 apartments to new occupants.

The residential complex Prie Vilnelės accommodates 220 apartments and comprises 2- to 7-storey buildings. The number of rooms per apartment ranges from 1 to 4, and the apartments measure between 31 and 102 sq. m. The apartments’ price starts at €71,000. Moreover, the early project development phase offers flexible down payment conditions. A 15-percent down payment can be paid in instalments while the project is still in progress, with the first instalment amounting to €2,000.

A step away from the town centre but close to green areas

According to Saulius Misevičius, architect for the residential complex Prie Vilnelės, the goal behind the project was to ensure that people who live here can enjoy a natural setting even while they are at home. “The apartments, common areas and courtyards are designed so as to resonate with the relief of the surrounding natural environment, including dominant contours and colours, and to ensure that all residents can enjoy the benefits of the unique setting”, the architect explained. One of the unique features of the project is a roof-terrace open for the whole residential community to use and affording wonderful panoramic views.

Another great benefit is the opportunity to engage in physical activities just outside your home: the location is excellent for cycling, jogging or walking around the neighbourhood enjoying fresh air. The survey of physical activity among Lithuanians conducted by Spinter Tyrimai in 2019 revealed that these were the forms of physical activity that the country’s residents enjoy the most with 85 percent of the respondents indicating that they do not prefer any particular kind of sport but rather prioritise other physical activities such as cycling, gardening, working outdoors or walking, among others.

Meanwhile, for those who want to leave the peace of the proximity of nature behind for a while, the location of the residential complex on the left bank of the River Vilnelė near Markučiai provides a convenient and fast access to the vibrant Old Town situated just 1.5 km away. Residents will be able reach it using bike baths to be constructed which will lead through Paupys to the central part of the town and Belmontas.

Markučiai as an ideal residential spot and investment opportunity

The residential complex Prie Vilnelės is part of the Architectural Park project initiated by the Vilnius Municipality. The goal is to revive 78 hectares of an abandoned industrial area stretching from Užupis to Belmontas Forest and bordering the banks of the River Vilnelė and to incorporate it into the central part of Vilnius.

According to Julius Dovidonis, CEO of Realco behind the multi-apartment residential development Prie Vilnelės, one of the priorities of the company is creating unique and attractive living spaces and not just focusing on mere square metres. “We are excited to be able to contribute to the unique Architectural Park project as we strongly believe that it is one of the most promising locations in Vilnius. Markučiai are now experiencing a revival and is considered by real estate professionals as one of the most attractive districts both as a residential spot and an investment opportunity,” Mr. Dovidonis said.
