Real estate developer Realco announces that the construction works of the prestigious project Algirdas 3, which has attracted a lot of attention from Vilnius residents, are coming to an end, with the exclusive natural stone facade finishes currently being installed both on the exterior and the interior of the buildings. The company also informs that sales of the project are planned to start after the completion of constructions in the summer of 2024, and the price of the apartments will range from 6,000-10,500 euros per sqm.

"This is our company's first prestige class project in the capital, and we are trying to put our best into it. Since the beginning of the construction, we have felt a big market interest in the project, so we are happy that the development of the complex is on the finishing line and soon we will be ready to show the buyers the completed project. Those interested in Algirdo 3 apartments are welcome not only to take a look at the apartment plans, but also to contact us for more information about the project and the sales process. So far, none of the apartments have been reserved or sold," says Julius Dovidonis, CEO of Realco.

All three blocks of the project are built on a plot of almost 0.5 hectares of land, with a private courtyard. Both the exterior and the interior are currently undergoing finishing works, with the installation and bonding of unique natural stone finishes. In the closed inner courtyard, the slab is ready for the soil to be poured and the vegetation to be planted - works here will start as soon as weather conditions allow.

"We have a great appreciation for the natural stone that is used for the facades and interior finish of the buildings, which is one of the unique features of the project. Such building facades are rarely used in Lithuania, and some of the elements have been designed specifically for our project and are being installed for the first time in the Baltic countries. We want the project to be entirely unique, so we have taken on the challenges that come with it," says J. Dovidonis.

In total, the low-rise, 2-5 storey complex has 85 one- to four-room apartments of the prestigious segment, ranging in size from 35 to 150 sqm. Some of the apartments have high ceilings of up to 5.5 metres. On the first floor there are six commercial premises of 49-80 sqm.

Focus on customer needs

The project offers three different types of housing to meet the different needs of the future residents of the complex: townhouses, penthouses and city apartments. According to J. Dovidonis, Algirdas 3 is also special in that the apartments have only necessary walls - the freedom to individually plan spaces is one of the key needs of buyers of prestigious housing. This allows individual space to be formed without additional demolition works and the creation of a distinctive and exclusive home.

Quality parameters are also very important for prestige residential projects. Buyers in this segment of the housing market want to live not only in spaces that look visually perfect, but also in buildings built with the highest quality materials.

"We have invested in unique architectural solutions, as well as in the use of high-quality, durable materials and modern technologies. The complex solutions implemented in the buildings will not only ensure the aesthetic appearance, but also guarantee comfort, including a high sound insulation class," says the company's CEO.

Focusing on the comfort of future residents, all apartments will have private terraces or balconies with highly resistant and durable Norwegian wood or exotic hardwood floors. Adequate daylight will be provided by the buildings' large aluminium-framed windows, up to 12 sqm in size, which are of the highest class.

In order to create the impression of city centre living in a green suburb, great attention is paid to the environment of the residential project and the green spaces. The enclosed inner courtyard is divided into separate functional areas: a children's playground, relaxation zone and a sports area, granite will be used to pave the courtyard paths. Around 38 % of the total project territory is planned to be planted with trees and various types of plants.

The underground car park will have 115 parking spaces, lockable storage rooms, a shared bicycle storage and the possibility to charge electric cars.

According to J. Dovidonis, Algirdo 3 is planned to be certified under the BREEAM standard in the category of in-use buildings after completion of construction. The aim is to create an environment conducive to sustainable living and to promote it among the project's residents.

Realco is also currently developing a higher-end project in Antakalnis, Vileišio 27, offering dozens of apartments in an exclusive location on the banks of the Neris River.
