ARCHITECTURAL COMPETITION FOR RESIDENTIAL BLOCK ON 1 PARODŲ ST., VILNIUS BACK TO NEWS LIST

In October of 2022, Realco announced a one-stage invitational architectural competition for a block of residential buildings on 1 Parodų St. in Vilnius. Competitive design proposals were submitted by three teams of architects.

The proposals will be assessed in a closed meeting by a committee of the developer’s representatives, qualified independent architects and the chief architect of the Vilnius City Municipality, Mindaugas Pakalnis. The winning proposal will be announced no later than 6 January 2023.

During the selection process, the committee will take into account the functionality and unity of the urban connection of the complex with surrounding territories, the clarity of the architectural concept, the originality of the proposed architectural solutions, as well as the rationality, economy of the proposal and its compliance with the principles of sustainable development as well as the city’s planning and architectural regulations.

No. 1: ‘Two in one’

The project proposes a residential block with commercial spaces on the first floor and an ‘insert’ of a 5-storey administrative building. The proposal is based on the concept of a ‘soft’ urban perimeter around two spacious internal courtyards. The spatial composition rests on a perimeter of 7-storey residential buildings with three taller – 9-storey – buildings used for visual emphasis.

The continuous balconies form an important accent, with their surface colour and texture contrasted against that of the building volumes. The horizontal emphasis of the balconies optically lowers the volumes, creating a multi-layered scene. This compositional principle is applied to all residential buildings within the block, adding a touch of individuality by using different colours, contrasts, balcony gaps and dividing elements.

No. 2: ‘Beneath the hazelnut trees[ ’

The architectural design of the residential block reflects the main idea of the proposal – an emphasis on the connection between spaces of different character with the aim of creating a lively, cosy and urban-inspired block. In order to generate as much variety as possible within the confines of a large territory, buildings and building groups are given different architectural faces and shapes.

The building site is divided into several functional zones. The site layout is shaped by ten buildings of differing sizes that are grouped into two different blocks divided by a public space. The space flows along reacting to the volumes of the buildings. The buildings themselves are connected with enclosed courtyards and a network of pedestrian paths, playgrounds and green areas. On the southern end of the site, small public spaces have been formed for use with the commercial spaces: outdoor café areas, galleries and recreational spaces.

No. 3: ‘River’

The proposal divides the site into two blocks separated by a public urban space. The height of the buildings on the block varies from 5 to 9 storeys. These differences in height create a pulsating silhouette for the street.

The layout of the residential block is shaped based on the principles characteristic of a perimeter layout: buildings, landscaping elements and street architecture are used to separate public and private spaces. Both private courtyards are designed so that they can be closed off, thus preventing the crossing of public and private channels of movement. The public space between the two blocks shapes the identity of the entire complex, giving it a distinct face and making it easily recognisable. The pedestrian streets are activated by locating retail, service and food and beverage outlets on the first floor level.

Each of the residential courtyards are generously planted with perennial plants, trees and shrubs. The courtyards come equipped with playgrounds, exercise infrastructure and space for the recreational needs of the elderly – in accordance with the principles of ‘an environment for all’.
